What is custom build?
Custom build sits on a spectrum between a one-off self build and buying a new build home from a developer. It is always on a multi-plot site, and it involves an enabler, a developer, housing association, or local authority, who has done the groundwork of finding land, obtaining at least outline planning permission, and installing infrastructure before you arrive.
From that point, you commission your own home. The level of input you have varies by site and model, but in all genuine custom build, you are the one making the meaningful decisions about your home’s design and layout, not the developer.
The legal definition, set out in Government Guidance, is clear on this point: “the initial owner of the home will have primary input into its final design and layout.” Off-plan homes bought without design input do not qualify.
Custom build is about commissioning your home, not just choosing from a developer’s menu of fittings. The distinguishing feature is genuine influence over the design and layout, not just carpet colours and kitchen handles.
