Strontian

Lochaber Housing Association and The Highlands Small Communities Housing Trust completed 20 affordable homes across four Highland village, including a single serviced plot on site at Strontian.

Future plans for up to 60 homes over a three year period are underway, and hopefully the mix of types and tenures will ensure the provision of more serviced plots as a route to affordable home ownership.

Flaxby Park

Following the success of the 885 acre Wynyard Park in Teeside, Flaxby Park Ltd has put forward a scheme on a derelict golf course in Harrogate for a large village community site that will include a significant number of self-build plots.

The group’s Wynyard development included over 60 self-build plots, which proved to be a unique selling point for the site that were all quickly sold.

Flaxby Park’s plan will dedicate 50% of the 430 acre site to public green space, woodland and green corridors, and will include 2,750 homes and a range of facilities.

 

Osprey Place

Custom Build Homes and landowner Osprey Developments are bringing on a 32-plot site in March, Cambridgeshire. Osprey Place launches with an initial registration day for gauging interest and reserves, before closing until plot preparation and infrastructure works are undertaken, prior to a formal launch.

The Leys, Bishop Castle

Custom Build Developer Czero has obtained detailed planning consent for a range of house designs at The Leys, Bishops Castle. These nine serviced plots will range in size from 0.15 acres to 0.26 acres and prices will start from £120,000.

Station Hill

Linden Homes proposed Station Hill development on the edge of Chudleigh includes 12 self-build plots as part of the larger 230-home site. The self-build plots were allocated under the Teignbridge Rule, requiring large sites to have a minimum 5% self build plots.

Purley Rise

West Berkshire Council’s Housing Site Allocations Development Plan Document (HSA DPD) has been approved, which includes one hectare of land at Purley Rise for 35 homes, including an element of self build homes, accessed via the A329.

Long Marston Airfield Garden Village

One of the government’s new garden communities, there is a provision for potential self and custom build on the site.

400 dwellings are expected to be built in the next five years, with the rest following after a new relief road is opened in c.2022. The self-build and custom build plots are expected to be available in this latter phase.

Sedgefield

A mixed use development east of Sedgefield Community College that included plans for 19 self-build plots, as part of a larger development of 138 homes, including a care home and community and youth facility, planned by ESRG Properties.

The application was turned down at outline application by Durham County Council on the grounds that it would harm the character and appearance of the countryside and setting of the village.

Shawsburn Village

Shawsburn Village is a collection of custom built homes, a few miles from Glasgow City Centre. All plots will be fully serviced and are available with Outline Planning Permission.

Plots start from £100,000 and the final eight are now on the market.

Cherrywood, formerly Silver Sands

The site has been returned to the landowner and is no longer a custom build site.

Cherrywood, formerly Silver Sands, is a 14-home custom build site near Faversham, designed by Inside Out Architecture, on the edge of Thanet Way, Kent. The homes have been designed to Passivhaus standards, with a heavily planted landscape scheme. Potton is bringing on the site, which was granted planning permission in November 2015.
