London CLT has submitted planning for its first solo development, an 11 homes site at Brasted Close on the site of a former council-owned garage block.
StART
Founded in 2015, StART is a Community Land Trust made up of a group of residents and workers, working towards turning the St Ann’s Hospital site in Haringey, London, into a location that benefits the community. A core aspect of the St Ann’s Redevelopment Trust is to create a community-led housing development, following the official private market option that included only 14% affordable homes.
London Older Lesbian Cohousing
London Older Lesbian Cohousing (LOLC) is working to bring on a community of 20-25 homes with shared living spaces in Waltham Forest. The group aims to create homes that will create an alternative older living model that offers inclusivity and mutual support.
Currently the group is developing a plan to progress their ambition, and source land.
Kipling Garages
Community led organisation, Leathermarket CBS, has submitted plans to Southwark Council for 27 high quality, genuinely affordable homes in Kipling Garages, Bermondsey.
igloo Regeneration has been appointed as Development Manager for the project. Once approved, the new homes should be ready by Spring 2018.
Somerleyton Road
Community housing group, Brixton Green, has received planning permission for its Somerleyton Road development. In conjunction with Lambeth Council and igloo Regeneration, the project will deliver over 300 new homes, as well as a purpose built theatre, cultural, creative and community facilities to Brixton, East London.
Lambeth Council approved the project and agreed to develop the site, in partnership with the community, after 5 years of lobbying. 40% of the homes will have genuine low cost rents and 50% of all the homes will be Affordable Homes, as defined by the government.
Pope Street, SE1
Acorn Property Group are bringing on six four-storey homes offering buyers the chance to work with architects from the outset to decide layouts and configurations, including garages and studio work spaces, as well as more conventional layout choices. Ranging from 1,358-1,690 sq ft the homes start from £1.35 million.
St Clements
London Community Land Trust (London CLT) has completed 23 CLT homes as part of the larger St Clements scheme in Mile End, London. On the site of a former hospital, the project has been developed by Linden Homes in partnership with the Greater London Authority and Peabody.
Homes were awarded according to eligibility criteria:
- Connection – Minimum of five years’ connection to Tower Hamlets
- Involvement – Belong to and participate in the local community
- Finance – Priced out of the open housing market and able to afford a ELCLT and London CLT home
- Housing Need – More suitable (than current) accommodation required
- Supportive of the ELCLT and London CLT
Skelbrook Street

A pair of self build townhouses in Earlsfield, London, is being brought on by StreetPlot, following a shell model with a customised self build route to completion. The 219m2 scheme on Skelbrook Street is an infill site, previously a garage, and will have flood resilient technologies factored in to protect the building from the site’s flood risk.
Project Value: £1.8m
Construction is expected to start in Spring 2017.

Naked House – various
Naked House is not for profit community group promoting affordable homes in London, which owners can customise from a self-finish handover. The concept secures affordability by the completion of homes at the most basic, habitable stage. Owners are then free to finish and expand over the lifetime of the home. The homes are aimed at people earning between £25-80k, and the company predicts that self finish can secure savings of up to 20-30%.
Mount Pleasant Association
Update as 10/09/17
The Mount Pleasant Royal Mail site was sold for £193 million to Taylor Wimpey, bringing to an end the association’s hopes for a community-led project for the site.
The Mount Pleasant Association is a community-led housing group working to obtain a Community Right To Build for the former Royal Mail site in central London. The Mount Pleasant Neighbourhood Area and Forum was designated on the 4th February 2016. The site is planning to have 125 residential units, on 1-, 2- and 3-bedroom flats, 1,200sqm of commercial space, a communal space together with roof terraces and a pocket park. Because a Community Right to Build Order is valid only on developments of 150 residential units or less, the community-led proposal is only on a portion of the larger site.
