Framlington by Leaper Land

NaCSBA member Leaper Land Promotion is celebrating the planning approval of up to 49 Custom and Self-Build homes at Framlingham in East Suffolk.

Leaper is a specialist in the delivery of Custom and Self-Build homes on multi-plot sites in rural areas. The application is one of several Leaper has been working on, and the decision provides outline permission for a phased development for up to 49 Custom and Self-build plots.

The 6.5 acres site directly adjoins Framlingham and is allocated in the Neighbourhood Plan. The scheme includes alterations to the access road to improve safety and access.

The development will comprise of up to 33 open market homes, made up of 27 Custom-Build and 6 Self-Build homes, along with 16 affordable homes, 4 of which will be offered as discount to open market.

The team worked closely with the local authority in East Suffolk to work up a detailed Design Code which closely reflects the local vernacular. This sets out a range of house types that will allow significant degrees of customisation for homeowners. The local authority were enthusiastic about bringing a Custom and Self-Build proposal to the local market that offered diversity with a range of models, which also helped them satisfy their duties under the Right to Build legislation.
