Graven Hill is the UK’s largest custom build site with 1,900 homes earmarked for development on this large ex-Ministry of Defence site in Oxfordshire. Cherwell District Council has been innovative in bringing this massive site on, using funding obtained through its Vanguard Status.

The 600 hectare site will use the Golden Brick method with plot passports detailing what can and can’t be built on site. The council is very interested in bringing on multi-occupancy custom build apartments, as well as mixed housing, including terraces. Some infrastructure is already on site due to existing facilities, and work will be phased over the years due to the scale of the development. The final site will also include commercial elements in an effort to create local employment.

The first phase plots are due to be available in late 2016.

Aldcliffe Yard

A 14 plot site developed by Plot in conjunction with H2O, on a canalside location in Lancaster, with a mix of new builds and refurbished properties. The majority of the plots were available for custom build, with three sites going through as pure custom build from shovel ready plots, five as custom finish where the owners could customise the properties to their own needs, built by Plot, with the remaining six being completed speculatively by the developer in the conventional model.

The Acre

Excavations have started at HAB Housing’s Cumnor Hill site, The Acre.

Status at July 2015

Excavation work has started on-site at Hab Housing’s Cumnor Hill site in Oxfordshire, a development of five detached homes aimed at the high-end executive family market. Planning consent was obtained in March 2015, for the scheme designed by John Pardey Architects, with houses informally set around a common courtyard on a sloping site.

Binfield

Planning has been granted for two custom build 2,500ft2 detached homes in Binfield, to be built by Concept2 Group. The homes will be built by fixed-price contract, with buyers able to dictate the internal layout and fittings.

Heartlands, prev. Trevenson Park

Status 9/9

Planning permission has been granted for the first custom build home at Heartlands for AOC’s LittleBig House design.

Site preparation work is under way at Heartlands/Trevenson Park South, by joint venture developer Carillion Igloo, together with the Homes & Communities Agency and Coastline Housing. The site, in Pool, Cornwall, has 54 custom build opportunities on a development with a total of 144 homes.

Igloo’s custom build approach allows the purchaser to buy a plot of serviced, ‘shovel-ready’ land then choose a home manufacturer from a shortlist that’s previously been assessed. Six home manufacturers have been selected to build the custom built element, resulting in a site with its own distinct character. Manufacturers Mae with prefabrication specialists Riko; AOC with Cathedral Builders; Ash Sakula with Jon Fox Management Contracting and FrameUK; Dwelle; HTA Design with Potton; or White Design with Modcell and C&C Construction. Customers will initially select their preferred plot, pick the customisation option that best matches their space and sustainability aspirations and choose a mortgage with help from Igloo’s broker, BuildStore.

Igloo Carillion was selected through the HCA delivery partner panel for regeneration and local housing provision, with HTA responsible for the master plan.

Marksbury Road

At least 15 plots for custom build homes are to be included on the 85-unit HCA site at Marksbury Road, Bristol. Currently a developer is being selected, with Bilfinger GVA  acting as advisers.

Lightmoor Urban Village

Provision has been made for 15 custom build homes in Lightmoor Urban Village, a 1,000 unit development in Telford brought forward by the HCA and in association with the Bournville Village Trust and Czero Home. For more about the trust click here  or here for more about Czero Home.

Pound Lane

Site at Pound Lane South with the potential for 10 custom build homes, subject to planning, on a site brought forward by the HCA.

Pleasley Colliery

The HCA  is currently bringing forward a site at Pleasley Colliery, Bolsover for residential land, with potentially 11 of the 23 homes being allocated for custom build. The 0.59ha site is on the edge of Pleasley Village, close to the M1. The planning application for the site has been determined and the preferred developer selected using the Delivery Partner Panel.

Blenheim Grove

Inhabit Home’s Blenheim Grove flagship scheme for five contemporary custom built homes designed by Poulsom Middlehurst. Internal floor layouts vary between 92m2 to 170m2, with the sustainable homes all having a roof terrace and bike store.
