Kingstone

With an emphasis on creating sustainable rural communities, Archihaus has a site for 150 houses at Kingstone in Herefordshire, which will be built to Passivhaus standards, resulting in heating costs of around £70 per year for a 3 bedroom house. To keep the builds affordable, Architype is creating it’s own factory for offsite construction, which is… 35% of the homes will be socially affordable houses, with priority going to local people.

Bickleigh Eco Village

Developer Charles Everard is approaching commercial close for its 91-home sustainable Bickleigh Eco Village development near Roborough on the outskirst of Plymouth, designed by ZEDFactory. Included on the sustainable site are 14 units offering a significant amount of customisation. Buyers can choose from an off-the-shelf kit of parts to create their own design, giving them a say in the external appearance as well as the layout and sustainable technology. The low-energy and low-carbon development features homes with semi-transparent photovoltaic roofs, and buyers will be able to manage costs by opting to self-finish the interiors. There are three routes to build, including shovel-ready plot, shell-and-core or a conventional turn-key solution, with plots sold with a contract to supply and assemble the house. Planning has been granted for a range of house types, with a palette of materials and a range of pre-designed layouts to choose from.

Middlehaven

Nine of the 14 serviced plots were built out as live/work units by a single developer, as opposed to the original serviced propostion, that would have allowed plots to be joined together or sub-divided as required.

Status at Oct 2015

As part of an HCA regeneration scheme 14 serviced plots are available for flexible development including custom build which could be suitable for at least 25 custom build homes.

Whittington

A site for 10 sustainable custom build homes has been put forward by Czero Homes for a village site in Whittington, Staffordshire. A mix of bungalows, terraced and detached homes, the site is due to be submitted for planning early in 2016 as part of the Neighbourhood Plan. The homes are designed to be zero carbon throughout.

Ebbsfleet

A new garden city of 15,000 homes is being planned for Ebbsfleet, which is currently drawing up its master plan. Custom build opportunities are to be included as part of a diversified housing supply.

Green Street Phase 2

Building on the success of the first phase of its Green Street development, Nottingham-based regeneration specialist Blueprint added a second phase to its development in The Meadows, Nottingham, on the site of a former school. Seven of the 21 homes were custom builds, which meant the buyers could create an internal layout that suited their own needs, set within the context of the house design for the site by architects Marsh Grochowki. Free choice was also given with regards to fixtures, fittings and renewable tech. The contractor and developer on the site was William Davis, and Blueprint is a joint venture between Aviva’s Igloo Regeneration Fund and Nottingham City Council.

Port Dundas

In partnership with Glasgow City Council, Igloo Regeneration, BIGG, Scottish Canals and The Scottish Government custom build is being explored as a delivery method as part of the regeneration scheme being planned at Port Dundas, Glasgow. This would be based on properties following a coded masterplan for the site.

Oxley Park

A development with potential for up to 14 custom build homes, subject to planning, in the centre of Milton Keynes, in partnership with the HCA. Marketing of plots is estimated to commence at the end of 2015.

Hempsted Green

Hempsted Green is a custom build development of 11 three- and four-bedroom detached homes, with different routes to build being available depending on the amount of work the purchaser is intending to take on, from shovel-ready plots to a full turn-key option. Located just outside Peterborough’s City Centre, the site has achieved planning and a showroom is now on site. Purchaser can choose from a palette of exterior materials, and most homes are two-storey and cannot have a footprint that exceeds 50% of the plot’s size.
