David Wilson Homes has brought on the first custom homes on a mass-market site, marking a sector first for custom build plots running in tandem on a large-scale volume build.

Status at July 2013

A 108-home site of mixed use housing in Upper Tuesley is live on site, being built by developer David Wilson Homes, part of Barratt Group, including affordable homes managed by Thames Valley Housing Association. The site, on previously owned HCA land, has 10 custom build opportunities for 10 three/four-bedroom detached custom built homes. Permission for standard house plans has been granted that reflects the majority of the housing on site, with the custom build plots being marketed by Clarke Gammon Wellers. Eight of the plots are on a cul-de-sac, with the remaining two facing these. The custom element takes the form of three internal layout options, which can be finished to either Bronze, Silver or Gold spec depending on the buyers’ budgets.

KM21

Cherwell District Council’s Build! programme worked with Sylva Bespoke Design and Build Solutions to bring 21 customised units to market at Newton Close, Bicester. The project was a testing ground for Cherwell, enabling it to review options for a self-build model for homes in groups.

The 21 shared-ownership units also tested an afforadable model, with the build cost working out at £90,000 per unit, with a 12 month build time. This was achieved with a shell model that the self-builders then helped fit out.

Shawsburn Village

Shawsburn Village is a collection of custom built homes, a few miles from Glasgow City Centre. All plots will be fully serviced and are available with Outline Planning Permission.

Plots start from £100,000 and the final eight are now on the market.

Eve Lane at Durham Gate

Eve Lane is a development of executive 3- to 4-bed homes, with a choice of 8 different designs on fixed plots. Homes can be made bespoke to a degree with the choice of fixtures and fittings and facades.

Northstowe Garden Town

A new town joint venture between the Homes & Communities Agency (HCA) and Gallagher, almost 10,000 new homes are proposed for this site five miles north-west of Cambridge. Phase one of the scheme (1,000 units) could potentially include plots for self builds.

 

 

Water Lilies

A Bright Green Futures development of 24 self-built or self-finished homes in with a shared garden and natural swimming pond, on the outskirts of Bristol, with underground parking.

Ty Ryan

Ty Ryan is a mix of 16 one- and two-bedroom apartments being built in Wrexham’s Western Gateway. Williams Homes and the Community Self Build Agency are working together with First Choice Housing Association on the scheme that offers training and living opportunities for ex veterans, who will be involved with building the homes.

St Clements

London Community Land Trust (London CLT) has completed 23 CLT homes as part of the larger St Clements scheme in Mile End, London. On the site of a former hospital, the project has been developed by Linden Homes in partnership with the Greater London Authority and Peabody.

Homes were awarded according to eligibility criteria:

  • Connection –  Minimum of five years’ connection to Tower Hamlets
  • Involvement – Belong to and participate in the local community
  • Finance – Priced out of the open housing market and able to afford a ELCLT and London CLT home
  • Housing Need – More suitable (than current) accommodation required
  • Supportive of the ELCLT and London CLT

East Kingskerswell

Crown Estates has submitted planning for 175 new homes on a site at East Kingskerswell, 5% of which will be custom build under Teignbridge Council’s policy on custom build provision.

The 8 hectare site will also include a community hall and park.

Trent Basin

Igloo and Blueprint are bringing on custom build homes as part of the Blueprint’s larger Trent Basin site on the River Trent, Nottingham. The custom homes will be built using Igloo’s HomeManufacturer model, which it’s developing on the Heartlands site in Cornwall. 25 homes are planned initially, with demand reflecting future phases.

With this plot, customers choose a house type from a range of manufacturers, which they can then customise. The manufacturer then builds out the house, while Blueprint acts as the enabler.
