Burgess Hill

Concept2Homes is negotiating with the landowner to bring on a site of five custom build plots at Burgess Hill. The planned homes range from 1,200-2,500ft², on a gated site in a rural location in Sussex.

Chudleigh

Taylow Wimpey is bringing four custom/self build plots as part of proposals for land at Colway Lane and Grovelands in Chudleigh.

The plots are being enabled as part of meeting Teignbridge District Council’s policy WE7, part of its local plan, which requires a 5% self build allocation on large sites, as part of all planning applications.

The council is likely to implement a condition to the development’s marketing strategy, namely that the marketing of the self-build plots for a period of 12 months should only begin from the point when the serviced plots are first available for purchase. Due to this, and the fact that the planning application is still currently being considered by Teignbridge District Council, it is unlikely that any marketing details will be released this year.

Chapeltown Cohousing

A cohousing group working to create 33 households and affordable homes in Chapeltown, Leeds. The development will include shared facilities including gardens and recreational spaces, with a focus on sustainability.

The group is currently fundraising to progress their plans.

Skelbrook Street

A pair of self build townhouses in Earlsfield, London, is being brought on by StreetPlot, following a shell model with a customised self build route to completion. The 219mscheme on Skelbrook Street is an infill site, previously a garage, and will have flood resilient technologies factored in to protect the building from the site’s flood risk.

Project Value: £1.8m

Construction is expected to start in Spring 2017.

Lynwood Road

25 serviced plots are being brought to market by East Staffordshire Borough Council, in conjunction with Custom Build Homes, on land the council owns at Lynwood Road, Branston, near Burton on Trent.

Broadhempston Community Land Trust

Broadhempston Community Land Trust is a community interest company bringing on six self-build homes for local people in housing need. Planning was achieved using a Section 106 agreement.

Based on an affordable, eco-housing model, each homeowner commits to 20 hours a week labour. The “sweat equity” equates to a 25%, and owners can buy up to 50% more on a rent-to-buy basis, with the land trust retaining a 25% stake in the property, plus the freehold of the land.

Properties can only be sold at 80% of the current market value, and only to a local family who need a home.

The Plantation

The Plantation is a new neighbourhood of between 30-50 serviced plots on a site owned by the Dartington Hall Trust, which is acting as the enabling developer. The site, in Devon, will come with a design code that details the development, which incorporates many shared facilities, such as growing areas, wild zones and cycle ways. Community consultations are currently taking place prior to planning.

Beechwood West

Swan Housing Association and Nu-Living, which is part of its group, is working on the regeneration of the Craylands Estate in Basildon, Essex, to create nearly 1,000 new dwellings, with several hundred customisable homes. Swan is working alongside the HCA, with architect Pollard Thomas Edwards designing the custom homes.

With 251 custom build homes, Beechwood West in Basildon, Essex has become the second-largest custom build site to gain planning permission. Development partners Swan Housing Association, Nu-Living (part of the Swan Group), Basildon Borough Council and the Homes and Communities Agency are bringing the site on, working with architect Pollard Thomas Edwards (PTE) which has created the custom build neighbourhood. This is part of a larger regeneration of the 1960s Craylands housing estate, which will see the creation of nearly 1,000 mixed-tenure new homes in total, which Outerspace did the masterplan for.

Bridport cohousing

Bridport Cohousing is a community land trust that’s creating 34 homes with an emphasis on highly-sustainable buildings. A minimum of 40% are to be affordable homes offered through a housing association, while the development shares a common house for a range of community activities and a 2 acre allotment, also open to local residents. The site achieved planning in February 2016.

Gerrard’s Lane

Custom Build Homes is marketing six custom build plots at Gerrard’s Lane in Halewood, Merseyside, with each plot large enough for a 4-6 bed home with double garages.

The plots are on offer at £165,000, with build costs expected to be in the region of £133 per square metre, and purchasers can choose from a range of build packages.
