Peaceys Orchard is a three-home custom build development on a site near Coppice Hill, Chalford brought on by architects Millar Howard Workshop under its Lived-in Custom Build brand. Plot prices ranged from £180-220,000, with build out costs esimated between £227-307,000 depending on plot, with full planning obtained on the designs. The homes are fully customisable internally with the architects happy to discuss additional changes and the feasability of the choices. All three homes are now sold.
Cannock Mill Cohousing

Cannock Mill Cohousing has become the first cohousing project to be awarded funding from the Home Building Fund, with a £3.86 million loan.
A 23-home low-energy cohousing project in Cannock Mill, Colchester. The group, originally London-based settled on a site in Colchester due to its proximity to London, with designs for the scheme being drawn up by Anne Thorne, architect and member of the group. The site is over two acres, with a mill and mill house on site, and will be built to Pasivhaus eco standards.
Longlieve Gardens
Fairgrove Homes is developing Longlieve Gardens, a 7-plot custom build site at Pilsley, near Chesterfield. The detached, 4-bed homes are customised using a stone palette, with two currently sold and under construction on site. Purchasers can buy at a range of stages: watertight, basic build, bronze, silver or gold.
Naked House – various
Naked House is not for profit community group promoting affordable homes in London, which owners can customise from a self-finish handover. The concept secures affordability by the completion of homes at the most basic, habitable stage. Owners are then free to finish and expand over the lifetime of the home. The homes are aimed at people earning between £25-80k, and the company predicts that self finish can secure savings of up to 20-30%.
Mount Pleasant Association

The Mount Pleasant Royal Mail site was sold for £193 million to Taylor Wimpey, bringing to an end the association’s hopes for a community-led project for the site.
The Mount Pleasant Association is a community-led housing group working to obtain a Community Right To Build for the former Royal Mail site in central London. The Mount Pleasant Neighbourhood Area and Forum was designated on the 4th February 2016. The site is planning to have 125 residential units, on 1-, 2- and 3-bedroom flats, 1,200sqm of commercial space, a communal space together with roof terraces and a pocket park. Because a Community Right to Build Order is valid only on developments of 150 residential units or less, the community-led proposal is only on a portion of the larger site.
London Road
Shropshire County Council is bringing on a 5.17 hectare site on London Road, near Shrewsbury, with 42 homes for local residents supplied as serviced plots. The sloping site has good links with the town, and is currently grass and agricultural land. Prospective residents need to complete a questionnaire to register interst.
The Old Station
The Old Station is a collective custom build which is being put together at Brownlow Road, Ellesmere in Shropshire. Brought on by A Fairer Society, a group of community-led housing developers, the site has planning for 57 new homes to be built to a high eco standard, favourably priced to compare with similar local homes. Currently the group is look for residents.
Sparkford Green
This site has been withdrawn as a custom build opportunity.
BuildStore is bringing on 7 custom build plots on a site of detached homes in the village of Sparkford, Somerset via Custom Build Homes. Plots come with detailed planning permission for contemporary-style 4-bed homes. Customisation options include lay outs, fixtures and fittings.
Wynyard Park
A range of serviced self build plots are available as part of the extensive, Wynyard Park development in Middlesbrough. Working within a design code, the luxury detached plots all feature wooded settings with gated access, which are being brought on in phases.
Dominon
Fairgrove Homes is developing a custom build site at Dominion, Carr Lodge, Doncaster with a range of house types that have levels of service, depending on the finish and specification. Purchasers can buy at a range of stages: watertight, basic build, bronze, silver or gold. The 25 properties include a range of three-, four- and five-bed homes. Carr Lodge was one of the Homes and Communities Agency’s original custom build sites, built along side the much larger project which will eventually have 1,600 homes.
