NaCSBA has commissioned Elsworth Projects to produce a report demonstrating the size and growth of the UK self-build and custom housebuilding (SBCH) market. The CMA housebuilding market study concluded that “custom build/self-commissioned” housing has established itself as one of the main housing delivery models in Great Britain. This is evident from increasing land market activity with new permissions and schemes on small and large sites regularly reported in the media. This is in part driven by the permissive public policy framework and will be further accelerated by the new NPPF which recognises the role that SBCH can play in tenure diversification of larger sites and deliver much needed homes on small and medium sized sites.

Despite this, there are no reliable market statistics that are collected annually. The assessment will therefore help NaCSBA and policy makers to better understand current market size, and adopt an evolved approach to data collection to track the market as it evolves.

The assessment reports in early 2025 and is being undertaken in collaboration with Chamberlain Walker Economics who undertook the economic analysis for the PM commissioned Bacon Review. Funding partners are Homes England, Fleming Homes, 21 Degrees, Saffron Building Society, the National Self Build & Renovation Centre and Build It.
