Self Build home on a multi-plot site

Now in its 8th year, the Right to Build legislation is resulting in an increasing number of policies being adopted that support the delivery of custom and self build on multi-plot sites. This is resulting in more such sites coming to market, often led by a custom build enabler or developer.

Supportive policies can be in several forms, with the percentage policy approach being one of the most common, although to be effective this should be part of a wider set of approaches. In this model, a council will set a requirement for a number of plots to come though, usually on sites over a set limit, to a percentage set out in policy. For example, South Gloucestershire Council’s policy requires developers sites over 100 dwellings to supply at least 5% of total plots for sale to self and custom builders, such as the site at Charfield Gardens.

ProtaHOMES set out to track these developments and plots as they emerge, with the expectation that, with time, it will create a picture of activity on multi-plot sites.

The definitions of custom build can be subtle, as there are different models being brought forward through out the UK. To address this, architect and owner of ProtaHOMES Oliver Murray has created a colour coded system to identify different plot models.

  • Blue – Serviced Plots – with full flexibility;
  • Green – Serviced Plots – with nominated designer, build system, and/or main contractor;
  • Yellow – Serviced Plots – with Golden Brick where the developer build the foundations;
  • Orange – Shell Homes – where the developer builds the structure and envelope of the home before handing over for the self builder to manage the fit out of the interior;
  • Red – Customisable homes where purchasers are offer some design choices typically over the internal layout, external materials, and interior specifications.
