Custom builders in the South West have the opportunity to acquire one of six self-build plots in South Gloucestershire, as a direct result of South Gloucestershire Council’s custom build ‘Percentage Policy’. Created in 2017, the council’s percentage policy (PSP42) sets out the requirement for developers on residential and mixed-use sites that exceed 100 dwellings to supply at least 5% of total plots for sale to self and custom builders.
The first six plots, of which two are currently under offer, are available to purchasers with Outline Planning Permission (PT16/6924/O) and are reflective of the support for custom and self build homes in South Gloucestershire. The plots must be built out in accordance with the site-wide Design Code, and also individual Plot Passports.
In addition to the authority’s Percentage Policy, the council has a dedicated Self Build Officer based within the Strategic Housing Enabling Team, who is responsible for managing and publicising the self-build register and negotiating self-build requirements under planning policy PSP42. For this, NaCSBA applauds South Gloucestershire Council for its work, both in maintaining a register of people who are interested in custom builds in their area, and for developing a strategy which delivers serviced plots for self-build projects.
The entire Charfield Gardens site is a Barratt Homes development of 2, 3 and 4 bedroom properties. The six custom plots form part of the wider development and are sold as serviced plots with individual Plot Passports.
The size of the plots range from 220m² to 254m², are priced between £125,000 and 140,000, and are part of a larger permission for 121 residences with a retail unit, complemented with public space, play areas, allotments and an orchard.
